Midcentury Modern gets a high-performance update in this distinctly Californian design. Inspired by the case study homes of the 40s, 50s, and 60s, the RPA LivingHome 3 cleverly blends retro architectural elements with advanced Passive House technology for smart, one-story living.
Long, clean lines and a stately covered entry sets the stage for this stylish home. The airy foyer leads to an open-plan kitchen, dining, and living room, with floor-to-ceiling glass that extends the living space onto the patio. Ample counter space and included kitchen island simplify weekday meals, while a gracious dining area with built-in cabinetry invites you to pull up a chair and unwind. An adjacent office with outdoor views provides a quiet space for work.
Off the living main area, a hallway leads to the laundry and powder room, followed by a full bath and two bedrooms. A generous master suite comprises the furthest reaches of the home, offering a private master bath, walk-in closet, and direct access to the pool area.
The garage and spa wing of the home can be configured as a live-in suite, large workspace, or home gym complete with full kitchen, bathroom, steam room, and sauna. The wing opens onto a shaded outdoor "room" with space for a dining area, seating area, and an outdoor fireplace.
The RPA LivingHome 3 was designed to meet Passive House* standards, shipping complete with best-in-class smart home technology, energy monitoring, and high-performance fresh air systems for heating, cooling, and ventilation.
*Passive House certification is administered through Passive House Institute US (PHIUS) or Passive House International (PHI). Certification is entirely optional, so certification fees are not included in the LivingHome cost estimate.

And we utilize building materials with recycled content whenever possible.
