Get your project
built faster and
more responsibly.
We can prefabricate just about any design, by any architect.
Custom prefabrication.
We work with your architect to build to your exact specifications. Our factory and processes were designed specifically for custom projects, and we make it easy and efficient to build custom, sustainable, single-family and multi-family homes.
Faster and more reliable.
Production happens in parallel with the preparation of your lot and foundation, cutting construction time in half. Advanced engineering exposes potential issues before a single board is cut, drastically reducing material waste. Work is conducted indoors, by full-time, highly-skilled tradespeople, eliminating weather and staffing delays. With Plant, you get a reliable schedule you can depend on.
Quality you can trust.
Plant’s patented building system provides a level of scrutiny and quality assurance more common to manufacturing than construction—processes that are difficult (if not impossible) to replicate on a traditional job site. Walls, floors, and ceilings are built on jigs, ensuring that they are level, straight, and square. Full-time tradespeople work in a controlled environment, adhering to strict quality protocols.
Dependable service.
We manage all the activities associated with the production of your home at Plant, coordinating closely with the general contractor in charge of your site work. You receive project updates and answers—fast. Our experienced team oversees your project from start to finish, coordinating resources and timelines, so you don’t have to.
Committed to
sustainability.
Plant is the nation’s first prefabricated homebuilder dedicated to sustainable construction, materials, processes, and operations. We're also the first prefabricated homebuilder to make a carbon pledge, committing to be fully carbon neutral in our operations by 2028. When you build with Plant, you can rest assured that your project was built responsibly, with minimal waste and a smaller carbon footprint.

Land, Bid, & Feasibility
Project Bid
You’ll share your plans and we’ll prepare a rough order of magnitude (ROM) bid for your project that specifies anticipated costs, inclusions, and exclusions.
Time: 1 - 2 weeks
Feasibility
We will evaluate your lot, and the route from our factory to your lot, to make sure it’s feasible to deliver and install prefabricated components. In general, if a foundation can be built, we can install prefabricated modules on it. However, impediments like overhanging trees and power lines, low bridges, narrow roads, severe curves, and steep slopes along the route will determine what’s possible. We'll give you a full report and discuss our recommendations.
Time: 2 weeks
Design & Engineering
Design
If you’ve already completed your project design, we’ll review it and work with your architect on any changes that might be needed to make it more efficient for prefabrication at Plant. Ideally, you connect with us before your plans have been engineered, as the requirements for offsite construction vary from those for site-built projects.
If you don’t yet have designs, you’ll work with your architect (or one of ours) to develop your floorplans and elevation. We’ll advise your architect on the technical requirements for prefabricated construction, and recommend the most cost-effective, healthy, and sustainable options for finishes, fixtures, and other materials.
Time: 12 - 16 weeks
Engineering & Permitting
Engineering and permitting for the house modules are governed by state authorities. Engineering and permitting for the foundation and site work is governed by local authorities.
If Plant is your designer, we’ll coordinate everything. If you’re working with your own architect, they’ll manage the process.
Time: Varies by jurisdiction
Financing
Most people obtain a construction loan to finance the production of their project. If you don’t have a lender, Plant can introduce you to one who’s experienced in financing prefabricated construction projects. (Because we build so much faster, Plant's payment disbursement schedule is faster than that of site-based projects.) You can secure a construction-to-permanent loan (also known as a "rollover" loan) that starts as a basic construction loan and converts to a mortgage after the end of construction. Or, you can secure a construction-only loan that’s replaced by a mortgage once you receive your certificate of occupancy. In either case, your lender will disburse payments to Plant as the construction of your project progresses.
Loans are typically issued for 65% - 70% of the expected appraised value of the home, or 80% - 100% of the construction cost.
Fabrication & Site Work
Fabrication
Your home is built in our indoor facility by our highly-skilled, full-time tradespeople, following precisely engineered plans. Our rigorous quality control program ensures superior craftsmanship, and our environmental health and sustainability standards minimize toxins and waste.
Production happens in parallel with site work, shaving months off your project timeline. And, all required inspections are completed in Plant’s factory, so we’re able to deliver your project with the walls sealed and finishes installed.
We welcome you to tour the factory to see your project in production.
Time: 8 - 16 weeks
Site Work and Foundation
Plant does not perform site work, but we can help you by recommending general contractors and advising you on how to select one. Your general contractor will manage all the site preparation, like grading and construction of the foundation.
We work closely with your general contractor from start to finish, maintaining oversight and quality control of the entire process.
Time: 8 - 16 weeks
Installation to Move-In
Delivery & Installation
Your general contractor will select a transportation company and schedule delivery of the home modules. They’ll secure any necessary transportation permits (for things like police escorts, road closures, or parking), and truck the modules from Plant’s factory to your property.
Then for the fun part! Installation is when the modules and other prefabricated components that comprise your home are assembled on-site.
A crane is used to lift the modules off the truck and then lower them onto the prepared foundation, where they are bolted together. Depending on the size and complexity of the design, most homes are fully assembled in a matter of hours. Really. It’s really cool to watch, and you’re invited to spectate! Here’s
that shows the process.Time: 1 - 2 days
Finish Work
Once your home is assembled, your general contractor will connect the water, sewer, electric, and appliances, and apply the finishing touches (like exterior siding where the modules were connected). Since most Plant homes ship 90% complete, with drywall, paint, millwork, tile work, and even the appliances already in place, on-site finish work is generally minimal. Landscaping is also typically done at this time.
Time: 6 - 12 weeks
Move-In
The city will perform the final inspection to ensure that the structural and utility connections were done correctly and then issue your certificate of occupancy. You’re officially home!
